We are meeting with a local Pole Barn company. We are looking at a 40x80x12. The main use is my husbands part time business (boat repair). However I will have a section for my minis. Right now they are in the barn. So I dont need much for them. What are some "must have". We are trying to stay within a budget. Ok cheap! What are some decent price ranges for a base model with installation. We dont want a floor or electric. Would love thoughts and opinions!

I can't really offer much in response to your questions but one thing that came to mind was if you will have no electricity you will want to be sure to put in windows or (my preference) clear panels for the tops of the walls, so you and your horses can see. Even better if you can open them to allow fresh air to circulate, fresh air is very important to horses well being.

How will you see at night? Even if you think you won't be out there at night, there's always some reason that comes up that makes it necessary from time to time. How will your husband run his boat repair business without electricity?

To me, that's a "must have". Just sayin'.

I agree 100% w/ Magic; I think electricity is a 'must have'!! Much better to put in as you build rather than wish you had....just my 2 cents worth.

I have a 36'X 75' X 12' Butler metal barn. It was here when we got here, so I had nothing to do w/ the design, but cannot IMAGINE it w/o electricity(and it HAS multiple 'light-admitting' panels on both the long sides...but even just on overcast days, more light is needed.) You will increase the building's usefulness tenfold, IMO, by having even just adequate lighting and 'plug-in' capacity.

Why don't you want at least a 'partial' floor? Dustiness inside of an enclosed building could make you not want to be inside of it...and what real use is it if you find you don't want to be in it? Just offering food for thought....

The PB people are not putting electric in. My husband will run electric. Electric is a must!!! As far as the floor goes we have to hold off because it will be costly.

We are going to put a few windows. Just tryin to visualize everything!!!
