Why oh why do I do this to myself especially around the holidays. I just never learn and now I'm at it again. I'm so stupid I could just kick myself. Bending over now with Plant Boot Here sign on my butt. If the holidays weren't already stressful enough, I've added to it by putting our house on the market today. I have asked that it not be shown until after Christmas but I'll probably let them anyway if they call. I should have waited but I saw the place today I'd give my first born to have. If and when it goes through I'll take you on a virtual tour. I thought I'd be happy but I'm feeling crazed and confused and feel like I'm gonna

I had to give myself almost 8 months to get to this stage and I'm usually pretty OK with change but now even the very thought of moving is overwhelming me with what-ifs. However, I couldn't relate what any of them would be.

I know once it gets underway I'll be fine. It's just the meanwhile that is making me CRAZY!

People move all the time right? Change is good right? I'm looking for the barn and property of my dreams right? Then why am I so

OOPS...sorry Shirley.....early ya know....drugs? Ok no excuses...I screwed up. Advice is still the same though. Day by day and what will be will be.

Looked at more places today, none that sparked a desire to have though. The place we saw yesterday has 16 stalls, indoor arena on 5 acres but although lovely I just can't reconcile getting up before the crack of dawn to turnout and feed 10 boarded horses before my sometimes 10-12 hour work day and then coming home and feeding and cleaning stalls

. I do want time to play with my babies and that much work and worry would make it downright impossible.

But....the seller is considering breaking it into two parcels. The smaller piece has a 4 stall barn, hay and tack room and an office with attached paddocks but no house so we'd probably have to go manufactured but I hear they are quite nice these days. I would have permission to use the indoor arena and washracks as she said she'd keep the big barn and house if she could sell the smaller parcel. The place would be great for us, relatively close to work and two extra stalls to fill

Ha Nope, you got it ALL wrong women. Buy the big place, then get someone who wants to board for "free" and pay for their supplements and such, ( or also feed and hay depending on what you want done, I want Lots hence paying for it) and in exchange, they work for you.

I use this system, and it's a pain to find the right person, normally takes a few months.However, normally it takes that amount of time to get your boarding numbers up as well. It's worked out Really well for us, and I am thrilled with both my "staff" and the way my barn is starting to look. PM me if you want more info or advice on anything related.My barn is a total of 12 stalls, and between myself and my other "staff" it is run very nicely!

I would be glad to chitter chat about it, and if some of my babbeling helps you, Great!!

Over the years I have been involved in horse boarding from both sides, management and boarder, and know firsthand of some of the not so great things that have to be dealt with like prima dona types who want everything for nothing, constantly fixing/upgrading stuff, e.g. most barns are money pits, liability issues in this sue happy society and having to mediate between some very different personalities so no rose colored glasses on me about this. Now if I could fill the entire barn with my own horses...

They do have a very nice young lady (late teens) who does chores now for part board but her and the current owner's idea of what constitutes a good job are unfortunately two different things. I'm pretty picky when it comes to any animal's care so it would be a stressful situation all the way around. She's had other young folks and adults as helpers over the years but unless you want to hire someone full time to do it, the motivation for free board soon wanes. Then if you have to get after them, you may have not only some hurt feelings but may lose them eventually as a border too. Too much like babysitting for me.

At this stage in my life I'm more into decreasing than increasing and know my health limitations would preclude me from this idea even with helpers. I may be crazy but I'm not stupid and certainly don't want to add something else to worry over at this stage of the game.

The key words in your post are "right person." The hardest part for me is depending on others, so if I didn't have that right person, I'd probably try to avoid the stress, but actually create more for myself by redoing it rather than trying to find just the right way to educate someone to do it "my" way. I do know and accept my foibles

Edited to add: Actually, I will have a super easy time with the move because I'm selling it all except for a few momentos. I will keep some of my craftsman style furnishings for the barn office though so I can make it a cute place to hang out. OMG look at the time! I'm going to be late for work

When I get settled you must come for a visit. Like I said I'm in dire need of your harnessing expertise and guidance to get this contraption on correctly. I've got a bit of it figured out but want to get right so Trig and Blue have the best experience possible with it.
