another suggestion is to see if there is an agent who specializes in equestrian properties?
 
If your agent has threatened you or any other agents he needs to be reported to your state real estate commission.This organization is very serious about bad behavior among agents. GET RID OF THE BUM!!!He is your employee and you are paying the bills when an agent finds you the buyer.There are many people looking for a place to keep a few animals.Yours sounds ideal.Good luck.

I know people are going to hate me for this, but here's what happened with my Mom in a similar situation.

My Mom asked a certain price for a place she was selling. The realtor wasn't that motivated as it was a small condo, and just a vacation home for the folks, so there wasn't much commission in the place. So just before the listing was up, of course, the guy told Mom he had an offer. Mom put the realtor on the speaker phone with my Dad. Everyone involved was listening on a speaker phone. My Mom said she was motivated to sell the place, but my Dad made it clear to everyone that he was not happy because he wanted so much cash out of the place. Mom's real estate attorney told the real estate people, that if they were willing to half their commission it could be a done deal, Dad would get what he wanted as far as cash, and the people would get their new vacation home at a good price. The attorney told them, my parents and the listing would walk, the price would go up, and they'd find another agent who was more motivated and would do better with open houses, advertising, etc.

So the real estate agents agreed to cut their commissions... on the place to half of what they'd usually get and what the contract was, and it was a done deal.

I happened to be sitting quietly while all this was going on at the attorney's office, and he had wanted me to hear the call. When he had hung up... he clued me in... He had scripted this all out, prior to this conference call. My Dad wasn't upset about the price, he just didn't feel the real estate people deserved the money when they hadn't done anything at all! This was back in the 80's....

So if your agent, (who wrote that listing) does come up with an offer... make sure you have an attorney that's real estate savy around!

you know hubby and i were talking and we think the offer if there is one will come new years eve just when the contract is supposed to expire. thanks so much for the great advice
 
Here's one more thought, advertising as "horse property" is good in the right publications, but offering suggestions for using the property however the buyer needs to is better. Advertise versatility.

We made sure our 20 acres set-up for horses was advertised as a "hobby farm" that could raise a few cattle, small livestock or could be used for organic farming.

We also had some maintained trails on the wooded part of the property and mentioned atv's, hiking and hunting, and cross country skiing.

Even so when a realtor brought folks out they couldn't seem to see past the "horse set-up" without encouragement.

Really I didn't find that many buyers "looking" for a property set-up for their horses.

Stay open-minded and advertise any potential and even any amenities the surrounding area provides.

I think part of our problem, Kay, is our location. I think we are ideally located, but so many around here don't want to commute. (We are 30 miles from 2 major cities). These spoiled city brats want everything we've got plus more, but they want it within 5 miles of work or the mall. They can afford what we are asking.

Mine has been listed for just a few days and have had two offers in that time. Both were rejected as to low. Farm property here sells quickly in the spring. Farmers want to buy and plant right away so that within a few months they are getting a return on their investment. Very few crop farmers would buy at anytime other than spring so they will not have to pay interest on somthing with out atleast a partial return on the investment to follow quickly. As far as selling it as a horse property. As I said before many horse people just do not seem to have cash or credit enough to buy what they really want. I am fortunate in if push cam eto shove am willing to take back a partial mortgage on the farm (to the right buyer) Many farmers would rather deal with the seller than a bank on land financing.

Dont believe him!!!! All agents give u that same story just before the contracts are up. I used an agent that I thought was doing a good job when I was looking for land to try and sell our old place. BUt the problem was he had just made a huge sale(mullti million $ sale) before I listed with him and he really didnt need to make any money. I agree with others find a motivated agent. The 2nd agent we got was recommended by a friend and her house sold at an open house and for more than she was asking!!!! So ask around and get the BEST most motivated agent u can find. The 2nd agent had our place sold in 3 weeks!
 
Unless a person is a REAL deadbeat, they can get financing with no money down. 100% financing. all they need is the closing costs. My sister and her husband took bankruptcy 2 years ago. Last month they bought a house with no money down. The buyer has to do the research, but it can be done if they really want to buy.

Find a different realtor, Kay. There's someone out there looking for your place.
