I know people are going to hate me for this, but here's what happened with my Mom in a similar situation.
My Mom asked a certain price for a place she was selling. The realtor wasn't that motivated as it was a small condo, and just a vacation home for the folks, so there wasn't much commission in the place. So just before the listing was up, of course, the guy told Mom he had an offer. Mom put the realtor on the speaker phone with my Dad. Everyone involved was listening on a speaker phone. My Mom said she was motivated to sell the place, but my Dad made it clear to everyone that he was not happy because he wanted so much cash out of the place. Mom's real estate attorney told the real estate people, that if they were willing to half their commission it could be a done deal, Dad would get what he wanted as far as cash, and the people would get their new vacation home at a good price. The attorney told them, my parents and the listing would walk, the price would go up, and they'd find another agent who was more motivated and would do better with open houses, advertising, etc.
So the real estate agents agreed to cut their commissions... on the place to half of what they'd usually get and what the contract was, and it was a done deal.
I happened to be sitting quietly while all this was going on at the attorney's office, and he had wanted me to hear the call. When he had hung up... he clued me in... He had scripted this all out, prior to this conference call. My Dad wasn't upset about the price, he just didn't feel the real estate people deserved the money when they hadn't done anything at all! This was back in the 80's....
So if your agent, (who wrote that listing) does come up with an offer... make sure you have an attorney that's real estate savy around!
